How Can I Stop Stripping & Waxing Vinyl And Rubber Floors?

Every day, at least one customer asks us “how can I avoid stripping and waxing vinyl and rubber flooring.

Our response is always: “If you want to avoid the pain of stripping and waxing, and you don’t have access the heavy burnishing equipment or scrubbers to maintain the floor, our VinylGuard floor sealer is a good solution.

It’s ideal for easily maintaining high traffic areas like:

  • A cafeteria floor
  • An examination room
  • A veterinary floor
  • A bank service area
  • A daycare center
  • A restaurant.

It’s just as useful in consumer situations as it is in commercial applications.
Some of our DIY customers use it for long term protection of vinyl or rubber surfaces in their:

  • Kitchen areas
  • Basement floors
  • Garage floors.

Vinylguard is a 2-part urethane. It’s a very durable and tough sealer, developed specifically for sealing and protecting vinyl and rubber flooring.

How Can I Make My Vinyl Floor Shiny Again?

There are a few ways of making vinyl floors shine.

1) You can use a wax on acrylic surfaces and burnish or polish up the floor.

2) You can use an inorganic type of sealer. That is, a solution that hardens the vinyl or rubber, and then you burnish it up.

3) You can use our Vinylguard water-based polyurethane sealer.
You simply roll it across the floor surface to apply it.

It dries with a shiny finish. We also have matte and satin finishes, as well as a medium gloss.

CoverTec’s Vinylguard sealer doesn’t need the typical equipment required to apply store-bought sealers.
It doesn’t need to be polished and burnished. And, it will dry naturally with a high shine – or whichever finish you prefer.

Do Vinyl Floors Need To Be Sealed?

Vinyl floors must always be sealed.

A vinyl rubber floor is naturally very porous, and the finish can be easily damaged.

Dirt gets easily trapped in this type of surface. Soon thereafter, it can become unhygienic and deteriorate very quickly.

If you fail to seal this type of floor early on, your ongoing cost of maintenance will increase significantly over the short term.

To minimize costs, you need to put a durable seal across the floor as a protective barrier against contaminants of all kinds.

What Is A Vinyl Floor Sealer?

This product is a sealer you put across the vinyl, terrazzo or rubber surface to protect it from:

  1. Regular wear and tear
  2. Damage
  3. Contamination from dirt, oils, stains and chemicals.

Ultimately, a good sealer will make it easier to maintain and protect your vinyl surfaces for a long time.

What Is VinylGuard Water-Based Polyurethane Floor Sealer?

Vinylguard is a two-part sealer that we use to protect vinyl and rubber flooring.

It’s ideal for surfaces like:

  • VCT (vinyl composition tile)
  • LVT (luxury vinyl tile)
  • Vinyl plank
  • Urethane floors
  • Sport facility floors
  • Etc.

This vinyl floor sealer comes in the following finishes:

  • High gloss / Gloss
  • Satin (Medium gloss)
  • Matte.

It’s designed to be used in areas where you don’t want the pain (manual labor, time or cost) of stripping and waxing floors.

Our consumer and commercial customers find it most useful when they don’t have full-time access to heavy floor maintenance tools like burnishing equipment or polishing and buffing machines.

Typical commercial or retail environments where Vinylguard saves customers massive amounts of time and money are:

  • Cafeteria floors
  • Health center floors
  • Veterinary facility floors
  • Restaurant floors (front and back).

Any constant traffic areas where vinyl or rubber surfaces are exposed to ongoing water spills, dirt, pet urine or soiling… Vinylguard can protect the floor for 5 to 10 times longer than off-the-shelf brand sealers.

VCT is very popular for garage floor surfaces, and using Vinylguard is an easy way to protect against chemicals or salts that may drip onto the floor.

What Situations Call For A Product Like Vinylguard?

Typically, we recommend Vinylguard to customers (of any size) who:

  1. Don’t have the heavy equipment needed for ongoing stripping and waxing, or…
  2. Don’t want to invest the time, money and labor required to maintain vinyl and rubber surfaces properly.

Protecting vinyl or rubber surfaces exposed to constant or high traffic is difficult because the floor sustains continuous contamination and staining.

The waxes and chemicals required to maintain the cleanliness and safety of these surfaces are not cheap – especially if you have to buy them every few months.

And repeated renting (or buying) of burnishing equipment or auto scrubbers can cost a small fortune over a few years.

Vinylguard is a very durable sealer that will protect porous vinyl and rubber floors, and drastically cut – or eliminate – the need for stripping and waxing.

What that means is less maintenance costs for:

  • Heavily used gym and sporting event floors
  • High traffic restaurant floors
  • Busy cafeteria floors

What Should A Contractor Or Consumer Look For In A Vinyl Floor Sealing Product?

Ideally, here’s what you should select for use on your floor surfaces:

  1. Choose something that’s easy to apply.
  2. Choose a sealer that is easy to maintain.
  3. Choose something that’s abrasion-resistant.
  4. Choose a product that stands up to a variety of chemical and organic contaminants.
  5. Choose a sealer that’s UV-resistant.
  6. Choose something with a finish that is appropriate for your environment.

  • The initial application requires just a standard Nap microfiber roller after mixing the 2 parts of the product.

  • Vinylguard is also formulated to be UV-resistant and non-yellowing.

Again, the product is available in different levels of sheen. You can put a very high sheen on it with the Gloss finish. A medium sheen with the Satin finish. And, we have a totally flat, natural look with the Matte finish.

How Long Do Typical Vinyl Tile Sealers Last?

That depends on the TYPE of sealer.

If you’re using a standard acrylic or wax floor sealer, and you’re in a high traffic area, you’ll typically need to strip and replace that sealer every 1 or 2 months.

If you use a urethane sealer, or something like Vinylguard, you’ll typically replace the sealer every 2 years in a high traffic area.

Vinylguard’s unique 2-part formulation contains a much higher active solids content than store-bought products.
It’s cross-linked. And it puts a much harder, wear-resistant, more chemically-resistant seal across the floor, compared to a standard wax vinyl sealer.

What Are The Best Practices For Applying Vinylguard Sealer?

First of all, you need to prepare the floor. If it’s got an existing sealer or wax on the surface, you either have to clean that off or you have to strip it.

If you can clean, then the SurfaceTreat Deep Cleaner is a great product for doing that. It will remove any embedded dirt, and then you can apply the Vinylguard to the surface.

If the existing seal is broken down or deteriorated, then you need to strip it off with something like our FloorStrip HP Fast Acting Floor Finish Stripper.

Rinse off the floor after it’s been stripped. When it’s dry, you can apply a primer like our PrimeSeal Fast Drying Primer and Sealer.

That will provide a nice base. Then you can apply the Vinylguard using a 3/8th Nap roller.

It’s the best method of applying the sealer. Use a good quality brush or a mini-roller to apply the product to the edges and corners of your surface.

As with any 2-part sealer, this product has a POT life. You have to use it within a certain period of time.

With Vinylguard, the POT life is 60 minutes. We strongly recommend you mix the product and apply it within that 60-minute time-frame.

Once it’s applied, it takes about 12 hours to dry.

DO NOT walk on it until it’s completely dry. Only then should you gently bring furniture back on the surface. We strongly recommend lifting furniture or appliances and placing them gently on the surface, rather than dragging them across the floor.

 

IMPORTANT:

CoverTec suggests that you avoid exposing the floor to heavy traffic for at least 24 hours.

With regard to floor coverage, typically on a smooth vinyl or rubber floor, you’ll get approximately 500 square feet per gallon.

Considering Vinylguard’s high solids content (2 to 3 times the amount of polymer than a typical wax or acrylic seal), you only need a SINGLE COAT applied.
